Sitting: Bad for your back; great for deal-centric properties! When a property "sits" on the market for a long period of time, chances are, there's a Seller somewhere who is eager to make moves before dropping the price. Skip the "Hot Homes" and consider a character-rich home with potential.

These generally mean one thing: a Seller is motivated to sell. Remember, an asking price is just that. Price corrections can be a dead giveaway that a Seller is trying to stir up some activity. And there may be more price flexibility than you think...
